Softwash vs Pressure Washing: What's the Difference?

Two very different methods, and knowing which to use protects your property.

What is the difference between softwashing and pressure washing?

Pressure washing uses a high-force jet of water to blast dirt off hard surfaces. Softwashing uses low pressure with a specialist cleaning solution that kills algae, moss and lichen at the root. Pressure suits tough surfaces like driveways and patios, while softwash suits delicate surfaces like render, roofs and natural stone.

How does pressure washing work?

A pressure washer forces water out at high speed to physically strip away grime, moss and staining. On hard, solid surfaces that can take the force, it is fast and effective. It is the right tool for concrete, tarmac, block paving and patio slabs, which is exactly how our driveway and patio cleaning service tackles built-up dirt. The catch is that it only removes what is on the surface. It does not kill the growth at the root, so algae and moss often return within months unless the surface is treated or sealed afterwards.

How does softwashing work?

Softwashing works chemically rather than by force. We apply a professional-grade biocide solution at very low pressure, let it break down the algae, moss and lichen at source, then gently rinse. Because it kills the growth rather than just wiping it off, the surface stays clean for far longer than a blast of water alone. It is the safe choice for anything that cannot take pressure, and it is the basis of our softwash and render cleaning services.

When should each method be used?

Use pressure washing on hard, durable surfaces: driveways, paths, patios, yards and heavy-duty concrete. Use softwashing on delicate or porous surfaces: rendered and K-Rend walls, painted exteriors, roof tiles, natural stone, and boundary walls with older mortar. As a simple test, if the surface could be chipped, stripped, cracked or have water forced behind it, it needs softwash, not pressure. When in doubt, it is always safer to start soft.

What happens if you use the wrong one?

Using high pressure on the wrong surface is one of the most common causes of avoidable damage we see. On render it blows out the coloured coat and drives water behind the wall. On roofs it can crack and dislodge tiles and strip protective coatings. On natural stone and soft mortar it erodes the surface and opens up joints. It can even strip the jointing sand from block paving so weeds take hold faster. What looks like a saving turns into a repair bill. Matching the method to the material is the whole point.

Which one do I need?

Most homes need a mix. A driveway or patio usually calls for controlled pressure washing, while walls, render and roofs call for softwash. The good news is you do not have to work it out yourself.
